Florida Tax Deed Redemption Rights: When They End
By Israel Chen ·
Short answer: In Florida a tax certificate can be redeemed any time before a tax deed is issued. The right ends once full payment for the deed, including stamps and recording fees, reaches the clerk. After the deed is issued there's no redemption period under s. 197.472.
What that means for bidders
A parcel can drop out of a sale at the last minute. St. Johns' clerk says sales go ahead unless the property is redeemed before the sale. Don't count on a parcel until your payment is in.
What that means for owners
Pay what's owed through the Tax Collector and the clerk before full payment for the deed reaches the clerk. Escambia's clerk notes that any person may redeem by paying the amounts owed. Move early; the cutoff is a payment, not a calendar date you can count on.
Questions
Is there a redemption period after a tax deed sale in Florida?
Redemption ends once full payment for the tax deed is made to the clerk, including documentary stamps and recording fees.
