How I count
- Best value is the highest of four numbers: what I paid, the county's just value, Zillow's estimate, and the median of comparable lot sales. That's a generous way to count, and I'm saying so.
- Comparable sales are vacant residential lots of about the same size sold on their own in the last 24 months. I use them only where the county's value is at least a fifth of the result, because far below that a parcel usually isn't a normal building lot.
- Paid is the price on the recorded deed. One house has no price listed, so the 2.18× figure leaves it out.
- These are estimates, not appraisals, and they're before any debts.
Street addresses are left off. These are my numbers, built over years, and they aren't a promise of yours. Tax deed buying can lose money.
