Volusia County Tax Deed Sales: The Rules That Matter
By Israel Chen ·
Short answer: Volusia sells tax deeds online at volusia.realtaxdeed.com at 9:00 a.m. Eastern. ACH deposits are due 4 full working days before the sale, wires and hand-delivered funds by 2:00 p.m. Eastern the business day before, and the clerk has taken no cash since January 1, 2022.
Volusia is my home county, and most of what I own is here.
The rules, from the clerk
- Each item is auctioned in order of certificate number and sold to the highest bidder.
- Sales are advertised in The West Volusia Beacon, and the tax deed files are online.
- Cashier's checks and money orders go to the Tax Deed Department, Volusia County Courthouse, 101 N. Alabama Avenue, Room C119, DeLand.
- The deposit for each property won is 5% of the final bid or $200, whichever is greater.
The mistake to avoid
ACH is the slowest way to fund a bidder account. If you find a parcel the week of the sale, an ACH deposit may already be too late, so a wire is the route. Watch holidays: the clerk warns you'll need extra time.
Work out your number first
I built the Volusia Bid Desk for this. Search any vacant parcel, compare it with real lot sales, and get your all-in cost and maximum bid.
