How to read it
- County value isn't market value. It's a starting point, and vacant lots often sell above it.
- A very low county value is a warning. When the county values a lot under a fifth of what similar lots fetch, it may not be a normal building lot, so I don't value mine on comparables in that case.
- Bulk deals distort everything. One deed can cover many parcels, and each shows the whole price. I dropped any sale that shared a date and price with another parcel.
These figures come from the Property Appraiser's weekly public extracts, read November 6, 2026, and medians are for vacant residential parcels. Recorded prices include tax deeds and other non-market sales, and a median can still be skewed, so use them as a guide. Search any parcel at the Volusia Bid Desk.
Questions
Are Volusia County lots worth more than the county value?
Often. In Deltona the median vacant lot sold for more than the median county value over the 24 months to November 2026, though each parcel differs.
