Portfolio project
The Osteen lakefront project
A small lot on a natural spring-fed lake in Osteen, Florida, and what I'm going to do with it.
| Size | 0.24 acres |
|---|---|
| Bought | 2025 |
| Paid | $1,600 |
| Counted today | $100,000, a cash offer |
The plan
- Build a dock. The county says OK.
- Get agricultural status for the land.
- Open a wedding agritourism business on top of it.
My goal is for this lot to be worth over a million dollars when I'm done. That's a goal, not today's value, and it isn't in my portfolio total.
Why agritourism
Liability is what sinks a small event business before it opens. Florida's agritourism law limits that risk, and for me that's the point: it's what makes this business insurable.
- Who's covered: the operator, the operator's employees and the landowner.
- What's covered: injury or loss from the inherent risks of an agritourism activity.
- What it takes: warning signs in the wording the law sets, at the entrance and at the activity.
- What it doesn't cover: gross negligence, or injuring someone on purpose.
The law's definition of agritourism lists "ceremonial" activities. It doesn't name weddings, it has to fit a bona fide farm, and it leaves out new buildings meant mainly to house or shelter the public.
